How get planning permission for your extension

Step one

Simply provide us with your intended use and aspirations for the additional space you need. We will give you advice on what is achievable on the current footprint and roof structure. We will also give you advice on the required planning permission and whether or not this can be achieved under your Permitted Development Rights.

Step two

Once you're happy to proceed we will give you a detailed breakdown of planning and drawing works you need and the associated costs both for our time and also the local planning authority costs. We will also provide a timeline for the completion of work to submission.

Step three

We will provide detailed design ideas that fit your brief along with external and internal elevations of the finished building. These can be produced in 3D to help you appreciate how this will look and internal layout with furniture in place.

Step four

Once you're happy with the design solution, we will produce the final planning documents and submit to your local planning authority. Your dedicated account manager will monitor the application through to permission being granted, answering any questions posed by the authority during the live application period. Post planning, we can then help you appoint an appropriate builder including producing your building regulations drawings to ensure the final build complies to the latest regulations.

In some cases we can accommodate all your internal space requirements within your Permitted Development Rights to secure Planning Permission. If that isn’t possible then you will need to make a full application to the Local Council. This isn’t uncommon and should not present any issues as long as the new design complies with planning policy for your location.

Common questions

As previously explained many types of smaller single and 2 storey extensions can fall within your permitted development rights however to get the the most out of your available space you may need to make a full detailed application .

As with any building project the cost will depend on the scale of works.

Once the plans are completed you can engage with local builders to get estimates for the works prior to submission of the application.

As a general rule of thumb we advise you allow £200-240/square foot for works to include additional footprint foundations and roof.

We advise to allow between 6 and 8 weeks to complete the design, drawing and submission of your application however this can be as little as 3 weeks if your plans fall under Permitted Development.

The build process is dependant on the scope of works but we would generally advise you allow between 3 and 6 weeks for minor works and up to 6 months for major works.
