Garage Conversions, Room Above or Annex

Whether you’re looking to convert an existing garage or create a new building, we can help. Years of experience allow us to offer many different solutions to give you the design and space for both your storage and accommodation needs. You may be looking to create a holiday let or simply need some working or guest accommodation – all of which can be simply and cheaply provided within a Garage.

Creating rooms over your garage is a tried and tested method of creating new residential space on your current footprint. This could be used for holiday let income or additional householder guest accommodation.

In most cases you will be able to either extend into the first floor or completely rebuild your garage on the existing footprint.

Permitted development rights allow this in some instances however you will need to be aware of restrictions to scale, windows and dormers in sensitive landscape locations or AOB.

How to convert your garage

1
Step one

Simply provide us with your intended use and aspirations for the additional space you need. We will give you advice on what is achievable on the current footprint and roof structure. We will also give you advice on the required planning permission and whether or not this can be achieved under your Permitted Development Rights.

2
Step two

Once you're happy to proceed we will give you a detailed breakdown of planning and drawing works you need and the associated costs both for our time and also the local planning authority costs. We will also provide a timeline for the completion of work to submission.

3
Step three

We will provide detailed design ideas that fit your brief along with external and internal elevations of the finished building. These can be produced in 3D to help you appreciate how this will look and internal layout with furniture in place.

4
Step four

Once you're happy with the design solution, we will produce the final planning documents and submit to your local planning authority. Your dedicated account manager will monitor the application through to permission being granted, answering any questions posed by the authority during the live application period. Post planning, we can then help you appoint an appropriate builder including producing your building regulations drawings to ensure the final build complies to the latest regulations.

Some key considerations about garage conversions

Make sure your garage conversion gets planning

In some cases where you don’t need to change the roof structure or ridge height of the garage, you may be able to use your Permitted Development Rights to secure Planning Permission. If that isn’t possible then you will need to make a full application to the Local Council. This isn’t uncommon and should not present any issues as long as the new design complies with planning policy for your location.

As with any building project the cost will depend on whether the alterations require significant structural works.

Once the plans are completed you can engage with local builders to get estimates for the works prior to submission of the application.

As a general rule of thumb we advise you allow between £90-120/square foot for non structural changes and around £200-240/square foot for works that require significant structural changes or rebuilding of the garage.

We advise to allow between 6 and 8 weeks to complete the design, drawing and submission of your application however this can be as little as 3 weeks if your plans fall under Permitted Development.

The build process is dependant on the scope of works but we would genrally advise you allow between 3 and 6 weeks for minor works and up to 6 months for major works.
