The majority of projects do require full planning permission however Permitted Development rights are a wide range of planning legislations aimed at giving home and commercial property owners the ability to make minor changes and alterations without the need to go through the entire planning process. These rights have prescribed restrictions to size and typology of changes depending on the type of property and location.

From the initial visit, our aim is to agree final designs within 4-6 weeks. Completing and submission of the planning drawings and supporting documents take a further 2-3 weeks.

Once validated by the Planning Authority householder applications are mandated to be decided within 8-10 weeks.

In total and subject to any unforeseen issues or required
alterations we advise to allow 6 months from initial meeting to receiving your planning decision.

Yes of course, the initial concept and design stage of the process can take as long as you need. Our costs always include 2 options however you can ask for as many as you need to make a final decision.

Along with high quality internal and external 2D drawings, we can produce high-definition 3D images populated with your furniture, fixtures and fittings to give you a real-life vision of your new space.

The simple answer is yes, we can support you as much or as little as you need to find the right builder for your project. We can produce technical drawing tender packages to ensure every quote is detailed and comparable. We can give you advice on responses and even meet the builders to provide feedback.

In all but very minor works you will need to factor in the costs for us to produce building regulations drawings and engineer calculations. These are very important as they will provide the basis for the council to confirm your project is compliant to the latest regulations and validate all your buildings insurance and guarantees in the future.
